I used the Peter Gwyn law firm when I sold my house in September 2020. On the possession date it was discovered there was an open permit on my house that was never closed by the builder. Peter suggested holding back 10k of my money in order to close the permit. I agreed to the temporary hold back, as I was worried the new owners would not to proceed with the sale. I told Peter I would close the permits myself. I was in touch with the Springfield township, however since I no longer owned the house I wasn’t permitted to proceed with this action. Only the new owners could close the permits. I tried numerous times to contact the new owners with letters and I also tried contacting them through their lawyer. They never responded. I asked Peter to send them an official letter from the law firm. He would email me on occasion with a, “sent several emails but no response”. After several months I told him they are not responding to any of my letters and I want my 10k. He said this wasn’t possible, as the money was set up in a trust. The only way he could release the trust, was the confirmation from the township, that the permit was closed. I never agreed to putting the money in a trust and he never gave me any conditions on my money as I never would have agreed. He told me, if I keep emailing him he would charge me for reading my emails at a $300.00 per hour rate. He has my money and now he expects to make money on the emails I send him demanding my money. He is something else!! 3 years went by and he is still holding onto my money. I sent many emails to Peter in 3 years, asking and pleading for my money. I told him I would even sign a waiver so that I would be responsible for the outstanding permit and not the law firm. I believe he was hoping I would just forget about the money and that I would ultimately give up. Finally after 3 years and 3 months I spoke to his paralegal, who told me Peter will release my money! No explanations, no waiver, no signing... he just decided to suddenly release my money, even though the permit is not closed. I received the cheque and an invoice charging me $448.00, the amount the Trust Company, charged him and the money he charged me for the numerous emails I sent him... Peter likes to trump up fees and charges a common complaint in other reviews. Why suddenly is he releasing my money with no explanation? I asked to have the contact number of the Mr. Stienstra, the person responsible for holding my money in trust. I wanted to confirm this money was indeed in trust and what were the conditions. Of course I was never given this contact information! Another example of Peter holding onto client’s money: The first deal on my house failed, due to the buyers financing falling through. It was a private sale and the buyers called me several times to ask my lawyer (Peter) to give back her deposit. I sent him an email telling him to give her back her deposit. Never have I had to do this, deposits are automatically sent back when financing fails. The buyer contacted me again, asking me to get Peter Gwyn to return her deposit. I sent another email and I also called the law firm and I left a voice mail. A few weeks later he calls me and asks me if it’s ok if he returned the buyers deposit? REALLY? I said the deal fell through, of course give her back her money immediately. It’s been 6 weeks, that Peter held onto this person’s money. I have never heard anything so disgraceful in my life. My bank had originally given me Peter Gwyn’s contact information. I told them “do not ever recommend Peter Gwyn to anyone”. Hopefully no one, ever goes through the anxiety or fear I experienced. I felt I was completely at his mercy... so please don’t use this law firm and read all the reviews whenever you require a service where there is a lot of money involved. I don’t hire or buy anything without reading reviews now... this was the worst case I have ever experienced from a lawyer and I have sold many houses. I felt there was a real possibility I would never see my money again.
