I engaged Anderson Environmental to conduct a Phase 1 Environmental Site Assessment (ESA) for an industrial property I was acquiring. Unfortunately, the quality of their work was substandard and did not meet professional expectations or regulatory standards.

Here are the key issues I encountered:

Failure to Review Key Historical Data:
Anderson’s report relied on a 1999 document without considering remediation work completed in 2009. Canadian Standards Association (CSA) guidelines for Phase 1 ESAs require all historical reports to be reviewed, yet Anderson did not request historical documents from me or the seller.

Additional Charges for Standard Work:
When I informed Jason, the principal, about the existence of the 2009 remediation reports, he demanded an additional $600 to incorporate them into his assessment. This work should have been included in the original scope, as mandated by professional standards.

Questionable Recommendation for a Phase 2 Study:
Based on the incomplete information, Anderson recommended that they perform a Phase 2 ESA costing $24,500. However, no specific concerns were identified to justify this recommendation. A second opinion from Pinchin Ltd., concluded that no Phase 2 study was necessary, as remediation had already addressed historical environmental concerns.

Lack of Depth and Thoroughness:
Compared to Pinchin’s report, which included site interviews, aerial photo analysis, and regulatory correspondence, Anderson’s report lacked depth and rigor. Their findings were based on limited research, and they failed to seek data from relevant archives.

Customer Satisfaction:
I raised these concerns with Jason, the principal, and requested a resolution, such as a partial refund or corrective action. Unfortunately, he refused to address my dissatisfaction or offer any solution.

Ultimately, I had to hire another firm, Pinchin Ltd., to redo the Phase 1 ESA. Their work demonstrated what a thorough, professional environmental assessment should look like, adhering to industry standards and providing a clear, evidence-based conclusion.

I would caution others against using Anderson Environmental for such assessments. Their lack of attention to detail, incomplete work, bias to requesting more money, and unwillingness to address client concerns make them a risky choice for environmental site assessment work.
